1 · Hero
Header area
Header image
Built on unconventional wisdom.
75 years investing in, developing, and managing the real estate that shaped Middle Tennessee. Recommended hero line; alternates in the brief.
Hero must answer "who are they" in 3 seconds for an out-of-market capital partner who just heard the name. Confident, not promotional.
Mockup plan (brief updated): build two visual directions, and within each show two copy registers, one bolder, one more humble. Example range: "We don't just know this market. We helped build it." (bolder) vs. "Built on unconventional wisdom." / "We build what we'd stake our name on." (humbler). Test both tones in each direction.
2 · Brand / Explainer Video
60-sec to 2-min video block. TDK-style, no single talking head. VO articulates exactly what TMC does.
► VIDEO — team + partners + assets, voiceover explains the model
Directly solves the "I'm in deals with them and still can't say what they do" problem. Doubles as the Phase 2 video deliverable.
3 · What We Do (clarity block)
The most important section on the page. Four verbs, plainly stated, each with an icon.
A vertically integrated real estate investment enterprise.
We develop, manage, and invest in the real estate we own, and we advise the partners, and the wider Nashville community, who build alongside us. We provide the services because we own the assets. Our interests and our partners' point the same direction.

ICON
DevelopGround-up and adaptive reuse of what we own.
ICON
ManageHospitality-level asset & property management.
ICON
AdviseJudgment for partners and the community, beyond our own assets.
Lead with the identity, not a service list (a service list is what caused the confusion). Services are subordinate to the investment: they own what they run. Advise is the one outward-facing service and bridges to the legacy section.

*Figures need confirmation before publish — see "Facts to verify" in the brief. Hutzel copy says 75 yrs / 2M+ sq ft; strategy docs cite founding 1938 and ~$593M AUM / 35 assets.
5 · Our Investment Philosophy
Replaces the portfolio grid. Less "look at our buildings," more "here is how we choose what to own, and why." Crafted from TMC's own Purpose and Vision language.
We invest in the long-term good of the places we operate.
Every asset has to create lasting value, and not only for our investors, but for the people who live, work, and shop there. We build with a sensitivity to Nashville's history and character, and we take on the projects worth taking on, the ones that leave a place better than we found it. It is the standard behind everything we choose to own.
Sourced from their strategic plan (Purpose, 2030 Vision) and info packet. "Sustainable," "lasting value," "community," "historically sensitive" are their words; the phrasing is shaped to Hutzel's voice.
6 · Asset Classes
TMC's own term (strategic plan) for what they invest in. Replaces "Portfolio." Categories, not a parade of named buildings.
What we invest in.

Optional: one quiet link to representative work / case studies (Reagan Smith / Barge model) for those who want proof, without a full portfolio grid on the homepage.
7 · Legacy / History (timeline teaser)
Much of Nashville was built here. And so is what comes next.
Three generations. One standard. A short scrollable timeline previews the fuller Legacy page.
